I just toured and recorded 25 Rockstream Drive in Ascaya. Everywhere you look, it's just you, the Strip and the sky.

At a glance

Listed at $10,299,900 • 7,375 sq. ft. • 5 bedrooms • 5 full and 2 half baths • 4-car garage • 0.44-acre lot • built in 2024

Location: Ascaya, the guard-gated hillside community in Henderson, NV 89012. Listing courtesy of Zar A. Zanganeh, The Agency Las Vegas.

HOA: $900 a month, per the listing.

Snow Thoughts: luxury in the sky

First, the Strip. Everything in this home has a framed perspective of the Las Vegas Strip. You see the Strip in every room, and that's definitely what would make you want to purchase it.

Second, the sky. Ascaya gives you more of an elevated view. It's even in the name. You can find a bunch of homes in MacDonald Highlands and other parts of the city, but Ascaya is meant to feel like you're living in luxury in the sky. That's exactly what you get with this home.

Third, the look. They went with a black, masculine look. I'm starting to see it everywhere. I think I first saw it in Texas, and now I'm seeing it in a lot of luxury homes in Las Vegas, because the masculine look is prominent in today's society.

The primary suite: The feature that stood out to me the most was the partition wall. I like how the bath was hidden behind it. That was a cool concept, and it fit the home.

The design: The contemporary lines were great, and I love the all-glass look. From the outside, it actually reminded me of 531 Cityview Ridge: a pretty similar look. The only difference was the finishes.

The theater: Movie night is covered. This home has its own theater.

Snow's take: No complaints. None. If you want the Strip in every room, this is it.

What the listing highlights

• A 16-person media room

• Glass walls and doors, plus a wet bar with a glass wine cellar

• A primary suite with large closets, a steam shower, a dry sauna and a wrap-around balcony

• Views of the valley and the Strip, with views from every room

• A pool and spa on a 0.44-acre lot, plus an elevator

• Covered outdoor living with fire and water features, a full BBQ and summer kitchen, and a putting green
