My take on 14 Sanctuary Peak Court in Ascaya, Henderson. I toured it right after 10 Sanctuary Peak, and it's a totally different home: a two-story from a different builder, built for entertaining.

Snow Thoughts: built for entertaining

Very interesting, and totally different from 10 Sanctuary. Two different builders. The feng shui definitely flows.

Downstairs reads all entertainment: a movie theater room, an entertainment space and a bar, and it all leads right out to the pool. Then you have your gathering room.

There's a primary suite downstairs, so if you want to live in the home as a single story, you can. All the secondary bedrooms are upstairs, and the main primary is up there too, with a balcony that gives you the views. So you kind of pick your poison here.

I see this home being used mostly for entertaining, or as a second home or even a third home, with Las Vegas as the destination.

10 Sanctuary vs. 14 Sanctuary

Same street, two different builders, two totally different feels. 10 Sanctuary Peak is a single-level Scandinavian home with clean lines and a hidden front door. 14 Sanctuary Peak is a two-story made for hosting: theater and bar downstairs, right out to the pool, and a primary suite on each floor.

What the listing highlights

• Move-in-ready custom estate, built in 2023

• 383 sq. ft. detached casita for guests, an office or multigenerational living

• Smart-home system with theater, audio and motorized shades

• Dual primary suites, one on each floor

• Resort-style backyard with pool and spa

• Wine and whisky bar
