Cadence Henderson Area Guide: Parks, Builders & What’s Next

Cadence is a large master-planned community in east Henderson with a distinctly newer feel: active builder neighborhoods, broad streets, connected parks and a central location between Water Street and the route toward Lake Las Vegas.


It is useful to buyers who want to compare new construction and recent resales within one plan, but the community is large enough that park proximity, builder, lot orientation and future phases all deserve close attention.


Homes and neighborhood layout


Cadence includes detached homes, townhomes, age-qualified options and a range of lot sizes from multiple national builders. Because construction has occurred in phases, two nearby streets can differ in build year, floor-plan efficiency, landscape maturity and association details.


Recent resales can compete directly with builder inventory. Compare finished yards, window coverings, appliances, solar terms and move-in timing on the resale side against incentives, options, lot premiums and construction risk on the builder side.


Parks and daily life


Central Park is the community’s visual anchor, with additional neighborhood parks, trails and open spaces distributed through the plan. Cadence announced more parks in 2025, including Citrine Sky Park and Blooming Cactus Park, adding to a network that buyers should experience from the exact home rather than from a brochure.


Water Street is close enough to function as a local dining and event district, while Lake Mead Parkway connects toward Lake Las Vegas and central Henderson. Airport and Strip routes require a longer cross-valley drive than many west Henderson addresses.


What’s coming to Cadence


The practical 2026 story is continued buildout. Cadence reported strong 2025 home sales and lists Beazer, Century Communities, D.R. Horton, Lennar, Richmond American, Taylor Morrison and Woodside among its builders. New neighborhood releases, model changes and park delivery can shift throughout the year.


Before choosing an edge lot, ask for the current land-use map and phase plan. An open view today may become homes, a road, a school site, commercial space or another community feature later.

Buyer checklist


  • Compare at least one recent resale with the builders you are considering.

  • Request the master plan, current phase map, HOA budget and any improvement-district balance.

  • Ask which solar equipment is owned, financed, leased or required.

  • Price the finished backyard and window-covering cost instead of treating them as minor extras.

  • Visit the lot at different times to evaluate sun, traffic, construction noise and park activity.
