My Snow Thoughts on Lake Las Vegas: why it was designed for a small-town feel inside a major city, and why I believe the next 10 years are when it really comes into its own.

Snow Thoughts: a small town inside a big city

Lake Las Vegas was designed for that small-town feel inside a major city. It's a luxury resort community with two golf courses, hikes, natural beauty, water sports and a village with fine dining, shops and so much more.

It's not designed to be a fully populated area. The idea is that the community itself sustains all of that without relying on an outside presence. Lake Las Vegas will get there, but it's a building process, and sometimes that takes years. Every time I see it, it's developing quickly, and I believe it's about 10 years away.

What's fueling the growth

There's so much coming that supports the growth of this area, and of Las Vegas and Henderson themselves:

• The A's $2 billion ballpark on the Las Vegas Strip, reported on track to open in 2028

• The NBA exploring a Las Vegas expansion team, with an ownership decision expected around the end of 2026 or early 2027

• Hard Rock's guitar-shaped hotel on the former Mirage site, targeting a late 2027 or early 2028 opening

• More jobs coming to these areas

More jobs means more demand, and I believe that's going to increase builder activity in Lake Las Vegas to create more homes, within the limit on how many homes the master plan allows.

Then there's the surrounding area. With Aries and more master-planned growth coming between Cadence and Lake Las Vegas, the new neighbors are going to help sustain the Village and actually grow it.

Take the chance now

You need to take a chance on opportunities now rather than later. Because what you don't see, someone moving in does. And that, my friend, is a time for creativity.

Lake Las Vegas at a glance

• A master-planned resort community in eastern Henderson, built around a private lake

• Two Jack Nicklaus golf courses: Reflection Bay Golf Club (public) and SouthShore Country Club (private)

• The Village: lakeside restaurants and shops

• Water sports on the lake, plus trails and nearby hikes
