Westlight by Pulte Homes is officially open in Lake Las Vegas! I gave you the sneak peek, and now here's my full take on what makes these townhomes different from everything else in the valley.

Snow Thoughts: what separates Westlight from the rest of the valley
You've seen these models before: in Summerlin at Reverence, at Aries and in other spots around the valley. So what makes Westlight different?
First, the views. You get Strip views and mountain views that match what you'd get at Reverence. But this is Lake Las Vegas, and the look from your balcony beats Summerlin. It's a hilly setting with a California-style feel.
Second, the location. Westlight is perfectly positioned near the Village, within walking distance. And beyond the Village, you've got two golf courses: one private, one public.
Third, the finishes. Westlight has better finishes at a lower cost, and they match the Lake Las Vegas vibe.
There's no townhome giving you a better view than what Pulte placed here. Great land play by Pulte: they figured out how to make the most of this land, and it makes sense. Putting these popular townhome plans in Lake Las Vegas, with the matching views and a rooftop deck? Well done.
The numbers
• Base prices start around $456,000 (Pulte lists the Branton from $455,990)
• Lot premiums: a few of the top view homesites go as high as about $300,000
• Quick move-in homes are listed from $535,195 to $821,094 right now, per Pulte
• Two HOAs to budget for. Pulte notes that community association and golf fees may be required, so ask me for current dues

The Cornwall: two primary suites and a rooftop deck
My latest Westlight video is all about the Cornwall: from $464,990, with 1,759 sq. ft., 2 to 3 bedrooms, 2.5 baths, a 2-car garage and a rooftop deck.
You can get it as a dual primary suite, and I love it that way. In Lake Las Vegas, it makes sense. It works like a next-gen home: two full suites, so two households can share one home and live just fine, with a rooftop deck and a living area to enjoy together.
Prefer a more traditional layout? The Cornwall also comes as a three-bed, two-and-a-half-bath. However you choose.
From my sneak peek
I just got done touring Westlight, and I'm giving you a first-hand sneak peek. These three models are plans Pulte builds around Las Vegas, in Summerlin, at Aries and now in Lake Las Vegas. The product they released in Lake Las Vegas has Strip views and beautiful mountain views.
The models are done with stunning upgrades and finishes. You won't see a built-in refrigerator, but you're getting top-of-the-line appliances like a full gas range, and the finishes you get to design with in this community are amazing.
So what separates the Lake Las Vegas lifestyle from Summerlin and Aries? Summerlin is Summerlin, and of course it's one of the best areas to live in Las Vegas. But Lake Las Vegas is its own destination, with its own village, its own community and two golf courses. Westlight is a golf course neighborhood where you still have a straight-on view of the Strip, and there's a rooftop deck with Strip views.
That's the clear difference. In my opinion, this is the best townhome to buy in Las Vegas right now.

Same plans, three locations
Pulte builds these same townhome plans at Dalea at Aries in Henderson, where they start from $375,990, and you'll also find the Cornwall and Danbury at Monument at Reverence in Summerlin. At Westlight, what you're paying for is the location: the lake, the village, the Strip views and two Jack Nicklaus golf courses, Reflection Bay Golf Club and the private SouthShore Country Club.
