Las Vegas Housing Market Update: September 2026

Las Vegas Realtors (LVR) released its August 2026 numbers on September 9. The short version: prices held close to steady, sales slowed a little, and buyers have slightly more to choose from than a year ago. Here is what the numbers say and what they mean if you are buying or selling in Las Vegas, Henderson or Pahrump this fall.
The August 2026 numbers at a glance
Single-family median price: $475,000, down 1.0% from August 2025 and down from $480,000 in July. The all-time high was $490,000 in May and June 2026.
Condo & townhome median price: $299,900, up 0.6% from August 2025. The record is still $315,000, set in October 2024.
Total sales: 2,252 homes, condos and townhomes. Single-family sales were down 1.7% year over year; condo and townhome sales were down 7.4%.
Homes without offers: 7,590 single-family homes (up 5.3% year over year) and 2,714 condos and townhomes (up 6.0%).
Supply: just over 4.5 months at the current sales pace.
Speed: 74.8% of homes and 68.9% of condos and townhomes sold within 60 days, compared with 77.5% and 72.2% a year earlier.
Cash buyers: 21.9% of all sales, compared with 22.9% in August 2025.
Distressed sales: short sales and foreclosures were 1.0% of sales, up from 0.5% a year earlier — still a very small share.
LVR President George Kypreos described prices as “pretty stable this year, and really for the past two years or so,” and pointed to rising mortgage rates as a reason sales have slowed.
Neighborhood by neighborhood: Antonio’s MLS numbers
Median sale price of single-family homes that closed in August 2026, compared with August 2025, from the Las Vegas REALTORS® MLS:
Las Vegas Valley (all single-family): $475,000 vs. $480,000 a year ago (−1.0%). Homes sold for a median 99.1% of list price and took a median 28 days to sell (26 days in August 2025).
Summerlin: $799,944 vs. $785,000 (+1.9%)
Henderson: $535,000 vs. $525,000 (+1.9%)
Southern Highlands: $725,000 vs. $630,750 (+14.9%)
Lake Las Vegas & SouthShore: $650,000 vs. $655,000 (−0.8%)
MacDonald Highlands: $4,525,000 vs. $4,175,000 (+8.4%)
Skye Canyon: $532,000 vs. $536,000 (−0.7%)
Pahrump: $360,000 vs. $386,000 (−6.7%)
Why the swings? Southern Highlands and especially MacDonald Highlands only close a handful of homes in a month, so one estate sale can move the median a lot. Look at the direction over several months — or ask Antonio for a report on your street.
What it means if you are buying
More homes without offers and a slightly slower pace give buyers room to compare, negotiate and ask for repairs or credits — especially on homes that have been listed for several weeks. New construction is part of that picture: many builders are using rate buydowns and closing-cost incentives, so compare the total monthly payment, not just the price. Well-priced homes in popular areas still move. If a home fits, a clean, well-prepared offer matters more than waiting for a bigger price drop the numbers do not show. Start with the Las Vegas home buying process.

With prices roughly flat and more competition on the market, pricing and presentation do the heavy lifting.
