Las Vegas Housing Market Update: October 2026

Las Vegas Realtors (LVR) released its September 2026 numbers on October 6. The short version: the median home price is right where it was a year ago, fewer homes sold as mortgage rates rose, and buyers have more homes to choose from.

Why the swings? A monthly median moves with the mix of homes that close. MacDonald Highlands had just 3 sales in September, and several areas are being compared with a strong September 2025 (Summerlin’s median was $834,500 then, after $785,000 in August 2025). Look at the direction over several months, or ask Antonio for a report on your street.
What it means if you are buying
More homes without offers and a longer supply give buyers room to compare, negotiate and ask for repairs or credits, especially on homes that have been on the market for a few weeks. Rising mortgage rates are the other side of that, so line up your financing before you shop.
Well-priced homes still move: three out of four homes sold within 60 days in September. If a home fits, a clean, well-prepared offer matters more than waiting for a price drop the numbers do not show.
What it means if you are selling
With prices flat and more competition on the market, pricing and presentation do the heavy lifting. Buyers are comparing more homes before they commit, so a price based on recent nearby sales, strong photography and a Snow Tour video help a home stand out from day one.
Every neighborhood moves differently
A citywide median blends condos near the Strip with guard-gated estates, so your street can look very different from the headline. For a closer look, explore the Summerlin, Henderson, Southern Highlands and Lake Las Vegas guides, or ask Antonio for a neighborhood-level report.
