About an hour west of Las Vegas over Mountain Springs Summit on NV-160, Pahrump offers something the valley can’t: new homes from the high $200s, and room to build on an acre. Much of the production building is inside the Mountain Falls golf community, and custom and land-and-home options spread across the valley.

Manufactured homes sold with the land across Pahrump; listed packages ranged from about $214,000 to $355,000 when checked. Confirm details and foundation type with the retailer. Official community page


What to check before you buy in Pahrump

  • Water rights and wells: under Nevada State Engineer Order 1293, a new domestic well in the Pahrump Basin generally requires relinquishing 2 acre-feet of water rights. Ask whether a lot already has a well, water rights or public water. Nye County Water District

  • Septic: outside the core subdivisions, private septic is common. Budget for an inspection and ask about the system’s age and permits.

  • HOAs: most HOAs are in master plans such as Mountain Falls; much rural acreage has none. Compare dues against what the amenities are worth to you.

  • Commute: plan on roughly an hour to Las Vegas on NV-160, which crosses Mountain Springs Summit and can be affected by weather. Las Vegas Review-Journal on the SR 160 widening

  • Property taxes: Nye County rates are generally modest; ask Antonio for the tax history on any specific parcel.

Tour new construction with representation
