Contracts must be written July 1 to September 30, 2026, and close by December 31, 2026. Closing-cost assistance can be used toward a permanent rate buydown. Get the written terms from the builder.

Bring your agent on your very first visit or registration. Many builders only honor agent representation when the agent is registered at the first contact.
Ask for the included-features list for the exact plan and collection, then price only the upgrades you really want.
Compare a to-be-built home with quick move-in homes. Incentives are often tied to move-in ready inventory and a specific closing window.
Check whether an incentive requires the builder's own lender, and compare it against an outside loan quote.
Walk the actual lot: orientation, backyard size, neighbors, future construction and the HOA.
